Sentio Investments ("Sentio") is a private real estate firm dedicated to acquiring, developing, and managing portfolios of healthcare real estate throughout the country. The firm and its principals have a 15 year track record of strategically aggregating portfolios of healthcare real estate, maximizing the value of these assets through rigorous management, and leveraging capital cycles to exit investments successfully.
Sentio was the exclusive advisor to Sentio Healthcare Properties, Inc. (“SHP”), a public non-traded real estate investment trust. SHP was acquired by Kayne Anderson in an $825M transaction that closed in August 2017. The SHP portfolio included investments in 34 properties and offered diversity in many areas including asset type, geographic location, operators and payor mix.
Acquisitions and Development
One of the benefits of our long track record is a broad network of fantastic industry relationships. We use this network to source off-market acquisition and development opportunities. These opportunities often involve transitioning property operations and enhancing, both cosmetically and sometimes structurally, the physical plant of the property.
Operations and Asset Management
Sentio’s founder began his career as an owner/operator of assisted living facilities in Central Florida. His experience in operations has shaped our approach to investing. Operations are everything to us. Over the past 15 years we have established relationships with some of senior housing’s best regional operators. Every day we try to create appropriate structures to align incentives, give our operators resources so they can do their jobs better, and then stay out of their way while they do what they’re best at. These are the foundations of our success.
Accounting, Reporting, and Investor Relations
Our team is experienced managing accounting and reporting for public, non-traded real estate investment trusts and is proficient with SEC reporting, “Big Four” audit and tax, and Sarbanes Oxley. Additionally, we’ve managed investor relations and reporting for both large, institutional investors and more than 4,000 retail investors. But, most importantly, we focus on tightly integrating accounting with asset management in order to quickly identify areas of focus and to provide the best operating experience for our partners.
Sentio is able to leverage its network of industry relationships to design the optimal capital structure for each investment. We have worked with many of the industry's top regional and national lenders as well as Freddie Mac, Fannie Mae, and HUD in structuring first mortgage and corporate debt on portfolio investments.
